Grow Time - February 2024

(This is kinda long but if you want to make money this year, read this!)

Last week our sales leaders got together for our annual Strategic Planning Meeting and laid the groundwork for a successful 2024 so we can THRIVE IN '25

Your branch managers will be hosting follow up meetings with you to go over the information shared. We also will be hosting some company-wide meetings with some of our meeting sponsors to continue the momentum and best practices from last week.

We will be spending the bulk of 2024 re-learning Total Expert and developing agent relationships. All of you will be enrolled and expected to participate in the Total Expert Bootcamp launching NEXT WEEK as well as our EXECUTE Sales Coaching Program. And we will be hosting a series of agent showcases with Total Expert to introduce and help them learn the platform and to connect with you as a co-marketing partner.

This will then help you upgrade your visits from monthly flyer drop offs, to weekly drop ins to provide them with collateral for their listings and open houses! Which is why we are highlighting all of our various listing flyers from Total Expert below.

Here is your February Marketing Plan
1) Pre-schedule all of your social media posts! Click here to jump down to our social media calendar. We have a month's worth of surprises for you :) All of the posts are loaded and live in Total Expert and ready for you to pre-schedule to your channels.

2) Send the $2500 Down Payment Assistance Credit email to all agents in your Total Expert
Instructions
- Find the email you want to send, click ACTIONS>SEND
- Then click on RECIPIENTS
- Click the blue filter button on the right side
- Under INCLUDED GROUPS select BUYER'S AGENT, SELLER'S AGENT, MISC. AGENT, and any other real estate agent groups you might have
- Close out of the filter window
- Click the checkbox next to First Name to select everyone in your filtered list
- You can either send immediately or schedule
- Contact marketing if you need help

3) Reassure all of your clients that we NEVER sell their information, and send them the Trigger Alert email
Instructions
- Find the email you want to send, click ACTIONS>SEND
- Then click on RECIPIENTS
- Click the blue filter button on the right side
- Under INCLUDED GROUPS select the CLIENTS group and any other lead groups you may have
- Close out of the filter window
- Click the checkbox next to First Name to select everyone in your filtered list
- You can either send immediately or schedule
- Contact marketing if you need help

4) REPEAT THIS WEEKLY! STICK TO IT! If you have active Co-Marketing Partners in Total Expert, contact them and ask if they have any active listings. If they do, ask for the MLS number and let them know you will create some collateral for them
Step 1 - Create a Single Property Website
Instructions
- Go to WEB MARKETING > SINGLE PROPERTY SITES
- Click CREATE
- Enter the MLS in the SEARCH BY MLS field and click the magnifying glass
- Click on the home that pops up and wait for the page to refresh
- DON'T FORGET!!!! Click ADD next to your name under Lender Partners, and select your agent's name under Agent Partners.
- You can either leave the page as is and click ACTIONS>SAVE or click NEXT and play with the site layout, etc. (My favorite template is Modern)
- Click ACTIONS>VISIT SITE to see the site live and to copy the URL
Step 2 - Create a Listing Flyer (or Open House flyer)
- Go to PRINT MARKETING>CREATE NEW
- Under the FOLDERS drop down select LISTING FLYERS
- Pick a flyer and click ACTIONS>SELECT
- Select your agent under CO MARKETING PROFILE
- Enter the MLS# and click the magnifying glass
- Click SELECT under the home
- Click CUSTOMIZE AND PUBLISH
- If it is an Open House flyer, be sure to enter the date and time in the appropriate field
- You may need to edit the home description so it can all fit
- Click SAVE FIRST DRAFT, then PUBLISH
- Click ACTIONS and GENERATE PDF
- You can either save the PDF to your desktop or copy the URL to the PDF
Step 3
- Now, open an email in Outlook, and send the link to the Single Property Site, the link to the PDF (or attach the file) to your agent!
Step 4
- Ask your agent if you can visit their open house. Print out some flyers (co brand them!!!) from Total Expert and bring them along
- Tell your agent you will meet them early to help them put out signs
- Volunteer to bring a case of water or some small snacks
- Don't forget to offer your agent the ability to purchase Open House Kits at EXCLUSIVE wholesale pricing

This 270 day email campaign is currently active for all of you to turn renters into homeowners!

To add contacts to this campaign, you can either:

Create a group in Total Expert called: Lead Purchase Renter - Light Touch and every time you add a lead to this group, they will be added to this campaign

OR

Manually add contacts by clicking the checkbox next their name in your contacts tab, clicking ACTIONS>CONFIGURE JOURNEYS>ADD A JOURNEY>Selecting the Buy Vs Rent - 4 Email - 270 Days Journey, and clicking SUBMIT.
