Grow Time - March 2024

We are about six months into these recommended Marketing Plans. Step #1 is always pre-scheduling your social media posts. That's easy. The steps beyond require some effort and outreach. Are you following through with these steps?

1) Schedule all of your social media posts! Click here to jump down to our social media calendar. All posts are loaded and live in Total Expert and ready for you to pre-schedule to your channels. Pro-Tip: Delete and redo your Facebook and Linked In integrations before you start scheduling. Why? This will ensure an updated connection between the platforms, and will get you in the habit considering Linked In needs to be refreshed every 2 months. This won't affect your currently scheduled posts.

2) Send the "Maximum Seller Contributions & Minimum Down Payment" email and send to ALL YOUR AGENTS in Total Expert.
Instructions
- Find the email you want to send, click ACTIONS>SEND
- Then click on RECIPIENTS
- Click the blue filter button on the right side
- Under INCLUDED GROUPS select BUYER'S AGENT, SELLER'S AGENT, MISC. AGENT, and any other real estate agent groups you might have
- Close out of the filter window
- Click the checkbox next to First Name to select everyone in your filtered list
- You can either send immediately or schedule
- Contact Marketing if you need help

3) Pick the "Common Documents Needed" and "Kick Confusion to the Curb" flyers from Total Expert, download those, and have them printed double-sided. Print 100 copies. You should know the drill by now, divide these up into groups of 25, and visit four real estate offices, or groups of 50 and visit two! But if you really want to make an impact, consider co-branding these flyers before downloading and printing and use that to direct your visits. Agents will love seeing their name on these pieces and they contain valuable information their clients will need.

4) We aren't done with printing yet! Download and print the Homebot Flyer, print 100 copies, and drop them off at real estate offices similar to the strategy above! We are still heavily promoting Homebot as one of your biggest value adds to agent partnerships.

5) More printing? YES! But this one needs to be co-branded with one of your best agents who is trying to capture renters! Co-brand and download the "How much are you paying in rent" flyer, and then go door-knocking with that agent! Apartment complexes are a good place to do this, just be aware you're on private property and might be asked to leave, but this is a solid strategy to pass out collateral and develop leads!

6) REPEAT THIS WEEKLY! STICK TO IT! If you have active Co-Marketing Partners in Total Expert, contact them and ask if they have any active listings. If they do, ask for the MLS number and let them know you will create some collateral for them
Step 1 - Create a Single Property Website
Instructions
- Go to WEB MARKETING > SINGLE PROPERTY SITES
- Click CREATE
- Enter the MLS in the SEARCH BY MLS field and click the magnifying glass
- Click on the home that pops up and wait for the page to refresh
- DON'T FORGET!!!! Click ADD next to your name under Lender Partners, and select your agent's name under Agent Partners.
- You can either leave the page as is and click ACTIONS>SAVE or click NEXT and play with the site layout, etc. (My favorite template is Modern)
- Click ACTIONS>VISIT SITE to see the site live and to copy the URL
Step 2 - Create a Listing Flyer (or Open House flyer)
- Go to PRINT MARKETING>CREATE NEW
- Under the FOLDERS drop down select LISTING FLYERS
- Pick a flyer and click ACTIONS>SELECT
- Select your agent under CO MARKETING PROFILE
- Enter the MLS# and click the magnifying glass
- Click SELECT under the home
- Click CUSTOMIZE AND PUBLISH
- If it is an Open House flyer, be sure to enter the date and time in the appropriate field
- You may need to edit the home description so it can all fit
- Click SAVE FIRST DRAFT, then PUBLISH
- Click ACTIONS and GENERATE PDF
- You can either save the PDF to your desktop or copy the URL to the PDF
Step 3
- Now, open an email in Outlook, and send the link to the Single Property Site, the link to the PDF (or attach the file) to your agent!
Step 4
- Ask your agent if you can visit their open house. Print out some flyers (co brand them!!!) from Total Expert and bring them along
- Tell your agent you will meet them early to help them put out signs
- Volunteer to bring a case of water or some small snacks
- Don't forget to offer your agent the ability to purchase Open House Kits at EXCLUSIVE wholesale pricing

We have some campaign updates that both center on equity for your borrowers!

Company Wide LTV Campaign - 4 Emails
This campaign was originally going to deploy in November, but we decided to take some time to upgrade the integration between Byte and Total Expert. With that upgrade completed, we are finally ready to launch this campaign which sends a series of four emails to clients who funded between January 1, 2019 and July 1, 2023 who have 75% or less LTV in their home!

Updates to Customer Intelligence Equity Insights
Similar to the campaign above, the Equity Insights are constantly monitoring your funded clients so when they hit that sweet spot of 80% LTV, you get notified and they get loaded onto a campaign. However we are making some updates to this similar to how we approach Competitor Credit Pulls.

Moving forward, the Equity Insights will be split allowing you more control over what to do with these insights
- Step 1, Equity Insight Alert: Equity Insight is detected, loan officers will be alerted and a task is assigned (this will be active for ALL loan officers)
- Step 2, Equity Insight Campaign: 24 hours later, the first of four emails will be sent to the client (requires opt out).

If you do not want Step 2 (the actual email campaign) of Equity Insights, please email the Marketing Team ASAP! This change will go into effect on Monday, March 18th.

Friendly reminder! As of January 2024, Grow Time will be the ONLY place where we will be releasing new campaigns, informing you of updates, etc. So be sure you're reading Grow Time regularly!
