Your April Marketing Plan
1) Schedule all of your social media posts! Click here to jump down to our social media calendar. All posts are loaded and live in Total Expert and ready for you to pre-schedule to your channels. Pro-Tip: Delete and redo your Facebook and Linked In integrations before you start scheduling. Why? This will ensure an updated connection between the platforms, and will get you in the habit considering Linked In needs to be refreshed every 2 months. This won't affect your currently scheduled posts.
UPDATE: The All-In-One program will be discontinued and no originations allowed after April 30th. If you sent the email already that's OK, but we are pulling all related collateral in TE on April 19th.
2) Send the All In One Mortgage - Agent Email to ALL YOUR AGENTS in Total Expert.
Instructions
- Find the email you want to send, click ACTIONS>SEND
- Then click on RECIPIENTS
- Click the blue filter button on the right side
- Under INCLUDED GROUPS select BUYER'S AGENT, SELLER'S AGENT, MISC. AGENT, and any other real estate agent groups you might have
- Close out of the filter window
- Click the checkbox next to First Name to select everyone in your filtered list
- You can either send immediately or schedule
- Contact Marketing if you need help
3) Pick and choose two of our newest flyers, download them from Total Expert, and print 100 copies. This section should not be new to any of you - divide them up into groups of 25 and visit four different real estate brokerages. OR divide them into two groups of 50 and visit two offices. If you know any agents in these offices and they are a co-marketing partner in Total Expert, then co-brand the flyers before downloading and printing them. Easter candy is on clearance, grab a bunch and drop off flyers and goodies.
4) Pick the "Friendly Neighborhood LO" flyer, print out 50, and go door knocking in your neighborhood this weekend. Every single one of your neighbors should know you're a mortgage loan officer.
5) REPEAT THIS WEEKLY! STICK TO IT! If you have active Co-Marketing Partners in Total Expert, contact them and ask if they have any active listings. If they do, ask for the MLS number and let them know you will create some collateral for them
Step 1 - Create a Single Property Website
Instructions
- Go to WEB MARKETING > SINGLE PROPERTY SITES
- Click CREATE
- Enter the MLS in the SEARCH BY MLS field and click the magnifying glass
- Click on the home that pops up and wait for the page to refresh
- DON'T FORGET!!!! Click ADD next to your name under Lender Partners, and select your agent's name under Agent Partners.
- You can either leave the page as is and click ACTIONS>SAVE or click NEXT and play with the site layout, etc. (My favorite template is Modern)
- Click ACTIONS>VISIT SITE to see the site live and to copy the URL
Step 2 - Create a Listing Flyer (or Open House flyer)
- Go to PRINT MARKETING>CREATE NEW
- Under the FOLDERS drop down select LISTING FLYERS
- Pick a flyer and click ACTIONS>SELECT
- Select your agent under CO MARKETING PROFILE
- Enter the MLS# and click the magnifying glass
- Click SELECT under the home
- Click CUSTOMIZE AND PUBLISH
- If it is an Open House flyer, be sure to enter the date and time in the appropriate field
- You may need to edit the home description so it can all fit
- Click SAVE FIRST DRAFT, then PUBLISH
- Click ACTIONS and GENERATE PDF
- You can either save the PDF to your desktop or copy the URL to the PDF
Step 3
- Now, open an email in Outlook, and send the link to the Single Property Site, the link to the PDF (or attach the file) to your agent!
Step 4
- Ask your agent if you can visit their open house. Print out some flyers (co brand them!!!) from Total Expert and bring them along
- Tell your agent you will meet them early to help them put out signs
- Volunteer to bring a case of water or some small snacks
- Don't forget to offer your agent the ability to purchase Open House Kits at EXCLUSIVE wholesale pricing
New TE Campaign for Agents!
Our team worked together with Mortgage Systems and IT to put together a dynamic follow up email to send to buyer and seller agents you haven't done a deal with previously (assuming your regular agents don't change their email address).
This is a great way for you to stay top of mind with new agents, introduce yourself, talk about our offerings to agents, and hopefully solicit for future referrals!
This campaign will go live on Tuesday, April 16th!

Mortgage rates have been drifting higher for most of the year due to sustained inflation and the reevaluation of the Federal Reserve’s monetary policy path. While newly released inflation data from March continues to show a trend of very little movement, the financial market’s reaction paints a far different economic picture. Since inflation decelerated from 9% to 3% between June 2022 and June 2023, the annual growth rate of inflation has remained effectively flat, ranging from 3.1% to 3.7% and averaging 3.3%. The March estimate of 3.5% annual growth is in the middle of that range. However, the market’s reaction was dramatically different, as illustrated by a significant drop in the Dow Jones Industrial Average post-announcement.
It’s clear that while the trend in inflation data has been close to flat for nearly a year, the narrative is much less clear and resembles the unrealized expectations of a recession from a year ago.

Mortgage rates showed little movement again this week, hovering around 6.8 percent. Since the start of 2024, the 30-year fixed-rate mortgage has not reached seven percent but has not dropped below 6.6 percent either. While incoming economic signals indicate lower rates of inflation, we do not expect rates will decrease meaningfully in the near-term. On the plus side, inventory is improving somewhat, which should help temper home price growth.
